Our concept of teamwork extends to our
clients and their building designers as well. We have created
our Project Delivery System on the Design/Build model, placing the
Owner, Designer and Builder on the same team. We create a true partnership,
a team environment that promotes open communication. In this way,
the Designer has access to our construction expertise early in the
design process, and the Owner becomes an active participant throughout
the entire process.
The Owners best interests are served
when we are hired early in the process to act as project coordinator
and general contractor. Since we are hired based on our reputation,
experience and qualifications, we remain totally accountable to
the Owner. Since we are risking our own reputation, we put the Owners
interests first, eliminating any incentives on our part to increase
our profits at the expense of the project.
The greatest impact on cost, quality and
schedule occurs during the planning and design stages, and our vast
experience helps the Owner to achieve his projects goals.
Our knowledge of materials, new construction techniques, available
staffing and effective scheduling can become a valuable asset during
the planning phase.
We group construction work and materials
into related bid packages. We automatically bid work that
we do not perform ourselves to multiple subcontractors per trade
(i.e., masonry, roofing, flooring, etc.) in order to ensure that
the Owner receives the most cost competitive job pricing.
Throughout the entire process from the
planning stages through final walkthrough, we keep the Owner fully
informed through regular and timely communication. We remain
fully accountable to the Owner at all times and maintain an open
book policy that allows for a complete audit at any time. We can
provide a phased project by stacking the schedule to reduce costs,
shorten the overall construction duration and ensure timely occupancy.
For example, site excavation can begin even before the building
design drawings are completed.
With Our Guaranteed Maximum Price, we may
realize significant savings on a project. These savings may
accrue through efficient value engineering, through aggressive cost
control and through favorable market conditions. As a result, we
can automatically share any savings in the Guaranteed Maximum Price
with the Owner.
